Check-in and Check-out Procedures

• Check-in and check-out times are not specified in the listing. However, late checkout past 10 AM without our consent: $350 fee per hour, with an additional charge for any impact to the following reservations.
• Self check-in/check-out is available.
• After the booking is confirmed, you will be required to enter your credit card information into our Boarding Pass system for a $1,000 security deposit.
• A rental agreement is required for all stays. After booking, we will send the agreement to be signed electronically through our Boarding Pass system before granting access to the property.
• Guests must complete a two-step identity verification process, which includes providing personal information, verifying against government-issued IDs, and, in some cases, background checks. Guests will need to upload a photo of their driver’s license (front and back) and take a selfie.

Property Access

• The garage is not accessible to guests. Hosts may access the garage on occasion but will not enter the house without prior conversation with guests.
• Approximately 3 stairs are required to access the home, and inside there are approximately 15 stairs to access the second floor.
• Smart technology is used throughout the house. Guests should be comfortable using technology.

Policies and Rules

• This is our personal home that we are renting out for stays of 30 days or more. Please take care of it during your stay.
• The primary renter must be at least 25 years old and present during the stay. There is no minimum age for other guests.
• Maximum occupancy is 6 guests. Excess guests will be charged $100 per guest, per night.
• Absolutely no smoking or vaping inside the house or anywhere on the property. Violation results in a $1,000 fee and replacement costs for smoke-damaged items.
• Any damage above the security deposit amount is the guest's responsibility to pay.
• No open flames on the property. Violation results in a $500 charge.
• No parties or events on the property. Violation results in a $1,000 charge and reservation termination.
• Please respect community quiet hours between 10 PM and 7 AM. Violation may result in police being called, reservation termination, and security deposit forfeiture.
• Receiving mail or packages is not allowed. USPS packages are delivered to a locked off-site mailbox, inaccessible to guests. Hosts do not check this mailbox frequently and cannot deliver mail/packages to guests.
• Tampering with security cameras, exterior lighting, smoke alarms, or carbon monoxide detectors is prohibited.
• No crypto mining or other excessive utility use permitted.
• The cancellation policy is provided before booking. Confirming the reservation is acknowledgment of the policy. Travel insurance is recommended.
• Scheduled maintenance staff may access exterior areas. If interior access is needed, guests will be notified. Denying access may result in billing for any cancellation fees the providers charge.

Pet Policy

• Up to two well-behaved, house-trained dogs are allowed for an additional pet fee. Other types of pets are not allowed. Pet owners are liable for any damage caused by pets.
• Dogs are not allowed on furniture or beds.
• Unattended dogs must be crated for no more than 4 hours. The host or their agents may enter if there is concern about property damage.
• Prolonged barking is not allowed.
• Pet waste must be removed immediately; failure results in a $350 fee.
• Unauthorized pets (non-dogs) incur a $300 fee per pet, per night.
• More than 2 dogs incur a $250 fine per dog, per night, termination of reservation, and security deposit retention.
• All dogs must be included in the reservation and pet fee must be paid.
• Minimal traces of pet hair may be present despite professional cleaning.

Fees and Payments

• Security deposit: $1,000 authorization required via Boarding Pass system after booking. Authorization is released after the stay if no damage is found. Release time depends on your credit card company (may take up to 14 days).
• Pet fee applies for up to two dogs.
• Excess guests: $100 per guest, per night.
• Smoking/vaping violation: $1,000 charge plus replacement costs for smoke-damaged items.
• Open flames violation: $500 charge.
• Party/event violation: $1,000 charge and reservation termination.
• Failure to remove dog waste: $350 fee.
• Unauthorized pets: $300 per pet, per night.
• More than 2 dogs: $250 per dog, per night, reservation termination, and security deposit retention.
• Late checkout without consent: $350 per hour, plus charges for impacts to subsequent reservations.
• Additional cleaning for excessive dirtiness: $400 fee.

Parking Information

• Free parking is available. Garage is not accessible to guests.

Utilities and Amenities Access

• Guests are responsible for providing their own paper towels, toilet paper, and other incidentals for long-term stays. Some starter supplies will be provided at check-in.
• Guests are responsible for putting out and bringing in trash cans weekly.
• High-speed (1 Gbps) internet provided.
• The property includes amenities such as towels, bed linens, dishwasher, climate control, coffee maker, stove, oven, home theatre, board games, library, yoga/Pilates space, and more.

Safety and Emergency Information

• Multiple stairs throughout the property: ~3 stairs to enter, ~15 stairs to second floor. Hardwood floors may be slippery with certain footwear. No baby-proofing or child gear is provided.
• Exterior cameras are installed for security. Tampering is prohibited.
• Property is near wildlife areas; deer, coyotes, and other animals are present nearby.
• The house is in a residential neighborhood with close proximity to neighbors. Window coverings are provided.
• Security features include smart lock/keyless entry, smoke alarm, carbon monoxide detector, fire extinguisher, deadbolts, and security camera system.
• Privacy is respected, and data is handled in compliance with relevant privacy regulations.

Other Critical Details

• All linens are laundered between stays. Commonly touched surfaces are sanitized between guests.
• No baby-proofing or child-specific equipment is available.
